Deck Replacement Project -- Status Update

2021 REAR DECK WORK IS FINISHED FOR THE SEASON

Due to the weather, the rear deck project has wrapped up for the 2021 season.  All decks through unit 6102 (except the lower deck of 6085) were completed this year.  The remaining decks will be replaced during the 2022 spring/summer/fall construction season.
Thank you to everyone for your cooperation in removing items from your decks, and your patience during this construction project.  Hopefully homeowners are enjoying their new decks.

Progress Report Week of 10/22 (Week 26):

• Decks are complete through 6102, except lower deck of 6085.​

Progress Report Week of 10/15 (Week 25):

• Decks are complete through 6100, except lower deck of 6085.

Progress Report Week of 10/8 (Week 24):

• Decks are complete through 6098, except lower deck of 6085.
• The contractors were not able to work on Friday due to snow.
• Weather permitting, the plan is to complete through unit 6106 (last of the 2-deck units) over the next 2 weeks. That will be it for this year!  
  ​That leaves 38 decks (6107 thru 6141) for next year.

Progress Report Week of 10/1 (Week 23):

• Rear decks are complete through 6095.

Progress Report Week of 9/24 (Week 22):

• Rear decks are complete through 6090, plus 6092.
• Unit 6091 has upper and lower deck boards in place, no railings yet.
• Unit 6093 upper deck is complete, lower deck has deck boards but no railing yet.​

Progress Report Week of 9/17 (Week 21):

• Rear decks are complete through 6087 except lower deck on 6085.
• Deck boards only have been replaced on 6088 through 6092.

Progress Report Week of 9/3 (Week 19):

• Decks through 6086 were completed, EXCEPT:

1. 6074: still waiting on 20' deck bards, should be starting on Tuesday, 9/7/2021
2. 6085: lower deck is on hold awaiting removal of equipment

Progress Report Week of 8/27 (Week 18):

• Decks through 6081 (except 6074) were completed 
• 6074 cannot begin until next shipment of 20' boards due to the size of the deck. 
• Smoke has started to impact the progress, work was suspended some days this past week due to poor air quality.

Progress Report Week of 8/20 (Week 17):

• 6069 through 6073 were completed 
• 6075 work was started
• 6074 cannot begin until next shipment of 20' boards due to the size of the deck.  This shipment is expected in 2 weeks.

Progress Report Week of 8/13 (Week 16):

• 6062 through 6068 were completed 
• 6069 had deck boards (only) installed this week

Progress Report Week of 8/5 (Week 15):

• 6056 through 6061 were completed 
• 6062 through 6064 had deck boards (only) installed this week

Progress Report Week of 7/30 (Week 14):

• 6053 through 6055 were completed through 7/30/2021 
• 6057 through 6060 had deck boards (only) installed this week
• The railing installation in now lagging the deck board installation by about a week due to production delays at the powder coaters.

Progress Report Week of 7/23 (Week 13):

• 6048 through 6049 were completed through 7/23/2021  (so all units up to 2049 are now complete)
• 6053 through 6056 had deck board (only) installed this week, the railings are held up at the powder coating shop.  (Upper deck of 6056 is not usable this coming weekend).
• The crew is still about a week ahead of the schedule below.

Progress Report Week of 7/16:
After time off for the 4th of July holiday, work resumed on 7/12/2021.

• 6042 through 6047 were completed through 7/16/2021
• 6049 will be completed on 7/19/2021
• The project has caught up and is now a week ahead of schedule.
• 6053 - 6057 will be started this week

Progress Report Week of 7/2:

• Railings were added to 6033 through 6038, so these are now completed
• 6039 through 6041 were completed
• 6042 is in progress (decking installed)
  
  

No work is scheduled this week, due to the holiday.

Progress Report Week of 6/26:

• 6030 and 6032 were completed, so 6001 through 6032 are now completed.
• Decking (only) was installed for 6033 through 6038 due to a delay in receiving the next shipment of metal railings.
• The metal railings were delivered on Friday 6/25/21, one week later than expected.  6033 through 6038 should be complete with railings by Weds morning.

See below for the revised projected schedule through 10/8/2021.  This is based on one deck/day and no work during the following holiday periods: 

• Friday 7/2 through Friday 7/9 (4th of July holiday)
• Monday 9/6 (Labor Day)

The calendars for a few school districts in the Sacramento and San Jose areas indicated that their fall term start before Labor Day, so only Labor Day itself is indicated as a no-construction day. 

Progress Report Week of 6/19:

• 6028, 6029 and 6031 were completed during week 9. 
• 6030 and 6032 are in progress. 

​Additional dry rot was found and addressed this week.  The project is still about a week behind schedule.  
​The schedule will be revised at the end of next week.

Progress Report Week of 6/12:

• Units 6021 through 6027 were completed
  

There was good progress this week!  We’re about a week behind schedule per the latest schedule, but the pace has picked up to more than one deck/day.  The schedule was developed based on one deck/day

Progress Report Weeks of 5/24 to 6/4:

• 6017 through 6020 Mill Camp were completed
• 6021 is in progress
• 6023 through 6028 Mill Camp will begin this week

Progress Report Week of 5/17 to 5/21:

• 3 more decks were completed.  Work was impacted by weather.
• Project Schedule was revised through mid-August (provided below in the pdf)

Progress Report Week of 5/10 to 5/14:

• 7 more decks were completed.

Recap of Project Status to Date:

• 6001 to 6010 completed (15 decks)

15 of the 20 decks that were scheduled during the first 4 weeks have been completed.  Materials were available during  weeks 1 and 2 for only 5 of the 10 scheduled decks.  Additionally, 3 of the 15 decks needed additional repairs.
A revised construction schedule will be published late next week.

Progress Report Week of 5/3 to 5/7:

• Three (3) decks were completed this week and one more is in progress.

Recap of Project Status to Date:

• 6001 to 6004 have been completed
• 6005 will be completed this morning (5/10)
• 6006 and 6010 (2 decks each) have been completed

Work will continue this week on 6007 - 6009 (2 decks each). Project is about 6 to 7 work days behind schedule.

Deck Replacement Project Status

4/29/2021

Spring has arrived and our rear deck safety upgrade project began as planned on Monday, 4/19/2021.  Unfortunately, two things impacted progress during the first two weeks of the project:

1. There has been a delay in receiving materials.
2. Hidden damage to some structural components has been found.

 
For the first week of the project, there was decking material on hand for three decks rather than five.  Additionally, only the railings for the 6006 to 6010 building, unique in Indian Hills, were available.  The railings impacted which units could be done that week, so the contractor began with the 6006 to 6010 building rather than the 6001 to 6005 building.  The work on the 6010 decks revealed some structural damage that was addressed.  This additional work did take additional time. 
 
For the second week of the project, there was decking material on hand for two additional decks rather than five.  Additionally, the railings for the other buildings had begun to arrive, so work returned to the originally planned sequence with 6001.  As of 4/28/2021, the following five decks have been replaced:

• 6006  - upper deck only
• 6010 – upper and lower decks (structural damage was also addressed)
• 6001  - single deck
• 6002 – single deck

 
The decking manufacturer expects to deliver a shipment (10 pallets) to Truckee by Monday, 5/3/20221.  As soon as the materials have been received, work will begin again starting with 6003 and proceeding forward in the planned sequence.  It is hoped that the project will not continue to experience delays due to materials.   
 
To recap project status, 10 decks should have been completed by 4/30/2021, but only 5 decks were completed, primarily due to materials availability.  The project is one week behind schedule after two weeks.  As was identified in the original schedule, the schedule will be revised in mid-May and a revised schedule will be published.

Delayed materials have arrived, and work has resumed.  An updated schedule will be posted in the next week or so.
